Info
When a roof is installed and time goes by, day by day the roof continues to wear out and eventually after a long time the roof becomes old and if the roof is a metal, it becomes rusty. Therefore, a coating is done in most cases at the initial stage of roof installation to strengthen its durability or when the roof has worn out. Below is an explanation about roof coatings:
As the name suggests, a roof coating is the application of a viscous fluid, that is monolithic, to the topmost surface of your roof which adheres to the membrane of the roof hence strengthening it. Below are the benefits of roof coating:
The cost of roofing wholly depends on the type of coat you will use, that is, the quality of coat but averagely a standard type of sealant coat in Dallas will cost up to $700 per 1500 square roof or even more depending on the charge a professional contractor will demand.
Therefore, you need to know the different types of roof coating options and be conversant with them since everyone has a roof over their head. Below is a list of the most common types of roof coating:
This is the most common of all roof coatings and is advisably used in wet areas with a heavy downpour. It is also best for protecting the roof from too much direct sunlight rays. This is possible by it reflecting away excess ultra-violet rays, therefore, most suitable for keeping a house cool.
This type of coating comes in two batches, the Aromatic type, and Aliphatic type. The difference is that the Aliphatic type is more tolerant to ultra-violet rays than the aromatic type and hence most advisable to be used. It is mostly preferred in areas with high traffic on the roof, that is, places experiencing hailstorms and torrential pour.
Bitumen coatings are relatively cheap and are mixed with water which is a universal solvent or any other known solvent such as turpentine. The advantage of this type of coating is that, it is compatible with most of the roofing materials hence can be efficient to use but the solution is not long term as other coatings since they wear out fast.
This type of coating also comes in two batches, the solvent formula, and the water-based formula. Therefore, the quality of the coatings depends on concentration and other factors of the formula used. Nevertheless, it is one of the best coatings due to its reflective property hence reflects away much of the direct radiation from the scorching sun. Thus, it is mostly used in areas with high solar radiation, in this way it keeps the house favorably cool. Your choice of the formula to use depends on the type of adhesion of the roof and the varying temperature. In case you have little knowledge of these factors, your qualified contractor will help you.
This type of coating works well on bitumen roofs and asphalt-based roof. They come in two brands, aluminized emulsions, and black emulsions. Both of them are good and are well adapted to reflect away excess ultra-violet rays keeping the house or building seemingly cool. They can also be used in any kind of weather and gives durability to the roof.
However, the coating may help in preventing minor leaks on your roof but inspections should be done to assure your roof id fully safe from leaks and if there are leaks, repairs should be done.
It is also advised that you should maintain your roof occasionally by washing it with steam or power washer or you may also reapply the coat in a span of every 10 to 15 years.

Around 50% Cheaper Than A New Roof
Coatings can cost up to 50% less than a full roof replacement!
Save on Labor Without Having to Tear Off Your Old Roof
You can save on labor costs as well by not having to tear off your old roof! A roof coating can be applied directly over-top of your existing roof.
Federal Tax Rebates, Tax Credits and Deduction
You can potentially earn a federal tax credit with a roof coating when it is considered as a "maintenance cost"
Save Money On Your Utility Bill
Reflective roof coatings can 'reflect' heat, meaning it can help keep your building cooler and requires less air conditioning. This can help save you money on your utility bill, and the savings can add up quickly over the years!
Durability to Mother Nature
Roof coatings are extremely durable & can hold up to powerful storms. What does this mean for you? Peace of mind not worrying about leaks popping up after each storm, and having to spend on repairs after a storm.
How much does a new commercial roof cost?
The cost of having your commercial roof replaced can depend on several factors that include, the type of roof, the size of your roof being replaced, the warranty on your new roof & how many layers your existing roof has.
How long does it take to install a new commercial roof?
The duration of how long it takes to install a new roof, or repair your existing commercial roof will depend on a handful of factors. One of the largest variables is the size of your roof that is being replaced. Naturally, the larger your roof is, the longer it can take. The material you have installed on your roof, and the extent of any storm damage to your roof that needs to be repaired.
How often should I have my commercial roof inspected?
It is a wise decision to have your commercial roof inspected at-least twice a year. Leaks and water flowing into your building is a sign that your roof is damaged. However, preventative maintenance can help you avoid costly repairs and leaks. TO ensure the longevity of your commercial roofing system, you should request a professional roof inspection after any large storm, at the end of each season, and before major forecasted rain or hail events.
What should I look for in a commercial roofer?
The roof on your building is one of your most valuable assets, and should only be entrusted to certified, reputable, local roofers. Before hiring any roofer to do work on your building, be sure to ask for references and look online for reviews. Reviews and references are important to review to read about other's experiences. You should ask the roofer about any awards and certifications that they have, as well as if they are insured. Lastly, price should be a very important consideration as well. The best contractors should have an estimate that falls somewhere in the middle. In construction & roofing, you want to be careful to choose a contractor that offers a fair estimate. The cheapest estimate could be an indicator that they will be cutting corners, or reflective in their workmanship, while the highest bid may simply be price gouging. You want to be confident that your contractor will still be in business if your roof ever leaks, or an issue arises.
What is the lifespan of a flat roof?
In most instances, a flat roof system will last you from 10 to 30 years. There are several variables that effect a flat roof's life, including the design of the roof, the quality of the materials used, accessories, quality of the flashing, the craftsmanship of the contractor, extreme weather from Mother Nature and whether or not your flat roof is properly cared for and maintained annually.
Roof Restoration or Roof Replacement?
Not all commercial flat roof, metal roofs and low slope roofs have to be completely replaced! We offer a unique service called 'roof restoration' where we can apply a roof coating that can restore your existing roof without having to tear it off. Not all roofs are candidates to be restored. However, roof coatings can provide financial savings and superior waterproofing for you. Since roof coatings can be applied directly to your existing roof, it is not only less disruptive than having to tear off your previous roof, but also minimizes the time involved, and allows you to save on labor costs. Roof coatings offer tremendous advantages.
