How much does a new roof cost?
The cost of a new roofing system depends on many variables, such as the materials that you select, the size of your roof, the type of warranty that you opt for, and any upgrades that you choose. There are different grades and styles for each roofing system, such as with shingles you can choose from 3-tab, architectural and designer shingles. For each roofing material the costs can vary.
How long does a new roof last?
This depends on several factors, most importantly the type of roofing system that you have installed on your home. The lifespan of your roof is also influenced by local factors such as climate, environmental conditions and weather. The more severe storms that your roof 'weathers', the quicker it can begin to wear down. The material quality, roof system design, installation to manufacturer specifications and roof maintenance are all major factors into how long your new roof can last. Typically, most asphalt shingle roofs will last 15-20 years. A metal roof can last 30-50 years. A tile roof can last over 100+ years!
Do I need to have my roof repaired or replaced?
The only way to accurately answer this is after one of our free roofing inspections. Leaks are an indicator that something is broken in your roofing system. However, sometimes a leaky roof can be a quick fix if it's a minor flashing problem or a chimney leak. The age of your roof will also influence whether or not repairs are possible, as the older a roof becomes, the more brittle the shingles become. Not all roofs need to be replaced, but it is a good idea to have a thorough roof inspection to determine what is causing those leaks.
How long does it take to replace a roof?
In most instances, a new roof can be installed in as little as one day. However, the time it takes to install your new roof depends on variables like the size of your roof, and the type of material being installed. There are also other factors such as whether you have multiple layers that need to be removed, and if mother nature dictates that your roof replacement needs to be pushed back from a rainy day.
My roof was damaged in a storm, what should I do?
If your roof is leaking, or missing shingles after a recent hail or wind storm, it is a very good idea to set up a storm damage roofing inspection. We can provide a comprehensive storm damage inspection to thoroughly examine for storm damage and leak spots. We have helped repair & replace 1,000's of roofs due to storm damage. In many cases, insurance will cover the damage because of an "Act of God" and all storm related damage. We can help provide you peace of mind during this process.
Should I go with asphalt shingles or a metal roof?
This is a very popular question that we get. Asphalt shingles are the most popular roofing material in the United States, and for good reason. It is a quality material, and most important for many people, the most economical system available. When on a budget, asphalt shingles are the best option. However, a metal roof can last 30-50 years, whereas a shingle roof may last 15-25 years. A metal roof can last two or three times as long as a shingle roof, which makes it a more economical long-term option. Metal roofs are durable, offer excellent longevity, and have many colors and styles to choose from. However, you also need to check with your HOA to ensure that metal roofs are allowed.
